What does it mean when my aluminum window frames show white chalky pitting?

A straight answer from a Florida state-certified contractor — then what you can check yourself and when to call. Free estimate: (954) 620-7812.

White chalky pitting on aluminum means the metal is corroding. The protective finish has worn through, and the bare aluminum is reacting with moisture, salt or other chemicals to form a white powder (aluminum oxide) and small pits in the surface.

The nuance is depth. A light, even chalky film on the surface is cosmetic and often can be cleaned and refinished. Real pitting, meaning small craters you can feel, or powder building up at corners, tracks and fasteners, means the frame is losing metal, and it is usually a sign the window is near the end of its service life.

Why aluminum frames chalk and pit

Aluminum forms a thin oxide layer on its own, and anodizing or paint adds protection on top. In Florida's heat, UV and near-constant humidity, that coating can fade, crack or wear thin over the years. Once bare metal is exposed, moisture and salt can start pitting it.

Salt air is a common driver for coastal and near-coastal homes. It attacks frames, tracks, hinges, hardware and fasteners. Other causes can look the same: sprinkler overspray, alkaline runoff from stucco or cement, harsh cleaners, and steel screws touching aluminum, which can set up galvanic corrosion at the contact point.

Corrosion also tends to start where water sits, such as the bottom track, weep holes and corners. If the frame is pitting there, the sealant and the waterproofing around the opening may be failing too. Water can then get past the frame into the wall, which on stucco-and-block or wood-frame homes can lead to staining, mold or rot behind the trim.

What you can check yourself

Feel the surface

Wipe off the powder with a damp cloth and run a fingertip over the metal. A smooth surface suggests surface oxidation. Rough craters suggest true pitting.

Look at the corners, tracks and weep holes

These spots collect water first. Heavy powder, flaking metal or clogged weep holes point to deeper trouble.

Check the fasteners and hardware

Rust streaks, crumbling screw heads or stiff, corroded locks and rollers show the damage goes beyond the finish.

Look inside after rain

Water stains on the sill, drywall or trim, or a musty smell near the window, suggest moisture is getting past the frame.

Note the pattern

Corrosion only on one side may trace back to a sprinkler head or stucco runoff. Corrosion on every window is more likely age or salt exposure.

When to call a pro

Call a pro if you feel pitting, if the frame is flaking or soft at the corners, if the window leaks or no longer operates smoothly, or if there are signs of water behind the trim. Cleaning will not restore lost metal. Once a frame is pitted through, it is usually a replacement question, and an impact-rated window is a common upgrade in Florida because it also addresses wind-borne debris.

Replacing a window or exterior door normally requires a permit from the city or county building department, even when it is like-for-like, because of structural attachment and egress. The usual path is permit application, in-progress inspection of the anchoring while it is visible, a final inspection, and then closing the permit. The product also needs approval: a Miami-Dade Notice of Acceptance (NOA) with HVHZ installation requirements in Miami-Dade and Broward, and Florida Product Approval elsewhere in the state. Open or unpermitted work can surface at sale, refinance or insurance renewal and may be cited by code enforcement. Confirm the details with your local building department.

Installing impact windows and doors generally calls for a licensed contractor, and the exact category depends on the scope and the jurisdiction. Final Touch Builders holds Florida Certified Building Contractor license CBC1265305, valid in every Florida county and verifiable on the DBPR website. We pull the permit when the work needs one, schedule and pass inspections, and close it out. Call (954) 620-7812 or use the quote form for a free estimate and a written scope before work starts.

What a pro will do

  • Assess the frame and the openingWe check how deep the corrosion goes and whether the surrounding buck, sill and wall have moisture damage.
  • Install impact-rated units to the approvalReplacement windows or entry and French doors are installed per the product approval and its anchoring details for block or wood-frame walls.
  • Repair the buck and waterproof the openingDamaged wood bucks are repaired and the opening is sealed so water does not get behind the new frame.
  • Patch stucco and trimOnce the new unit is in, we patch the stucco and trim so the exterior is finished.
  • Handle the permit and inspectionsWe submit the permit, schedule the inspections and close the permit at the end.

Related questions

Can I just clean and repaint pitted aluminum frames?
Light surface oxidation can often be cleaned and recoated. Once the metal has pits or is flaking, a coating will not restore it, and the seals and the opening may still be letting water in.
Will a corroded frame cause leaks?
It can. Corrosion often shows up where water collects, and failing frames or sealant can let moisture reach the wall around the window. A stain or musty smell near the window is worth having looked at.
Do I need a permit to replace aluminum windows?
A permit is normally required for window and exterior door replacement, including like-for-like impact units. Your city or county building department issues it and can confirm what it requires locally.
Does salt air make this worse?
Yes. Salt air corrodes aluminum frames, tracks, hardware and fasteners, which is why older frames near the coast can pit sooner. Rinsing and maintaining finishes can slow it, but it does not reverse existing pitting.
How do I get a quote for replacing corroded windows?
The price depends on the number and size of openings, the wall type, access, the product chosen, the permit, and what we find once the old frames come out. Call (954) 620-7812 or use the form for a free estimate.
